Energy Performance Certificate (EPC) provide residential and commercial property buyers and tenants with an indication of the energy efficiency of a property. The certificate contains information about the property’s typical energy costs and will recommend ways to reduce energy waste and show you how much money can be saved by making property improvements.
An Energy Performance Certificate is valid for ten years and the survey of the property will usually take between 45 minutes and an hour to inspect your water and heating systems etc.
The Certificates were first introduced by the Government in 2007 as part of the now-abolished Home Information Pack in England, Wales and Northern Ireland.
The Energy Performance Certificates are regulated by the Energy Performance of Buildings Regulation 2012 and the surveys are carried out by Licenced Domestic Energy Assessors.
Energy Performance Certificates rate a home’s energy efficiency and environmental impact using a scale from A-G, with ‘A’ rated homes being the most efficient. If you have purchase a fridge or freezer lately you would have seen the performance sticker upon it. The certificate will also contain details of the property, such as its location, age, size and condition, and these factors will be considered to provide energy saving recommendations that are tailored to the property.

Yes, since 2007, if you are building a new property, selling your property or renting out your property. You do not have to renew the EPC everytime you change a tenant, only once every ten years.

If you do not have a copy of an EPC for your property, you may be able to access a copy online, if one already exists. If you are in England or Wales, you can enter your postcode into the Landmark register. To check whether an EPC already exists for a property in Scotland see the Scottish EPC Register.
