Residential Energy Performance Certificate

What is a Residential Energy Performance Certificate?

EPC Certificate sample

Energy Performance Certificate (EPC) provide residential and commercial property buyers and tenants with an indication of the energy efficiency of a property. The certificate contains information about the property’s typical energy costs and will recommend ways to reduce energy waste and show you how much money can be saved by making property improvements.

An Energy Performance Certificate is valid for ten years and the survey of the property will usually take between 45 minutes and an hour to inspect your water and heating systems etc.

The Certificates were first introduced by the Government in 2007 as part of the now-abolished Home Information Pack in England, Wales and Northern Ireland.

The Energy Performance Certificates are regulated by the Energy Performance of Buildings Regulation 2012 and the surveys are carried out by Licenced Domestic Energy Assessors.

Energy Performance Certificates rate a home’s energy efficiency and environmental impact using a scale from A-G, with ‘A’ rated homes being the most efficient. If you have purchase a fridge or freezer lately you would have seen the performance sticker upon it. The certificate will also contain details of the property, such as its location, age, size and condition, and these factors will be considered to provide energy saving recommendations that are tailored to the property.

How do I get an energy performance certificate EPC?

You must get an approved domestic energy assessor to produce the EPC. We can recommend one locally for you, additionally I am hopefully going to be a qualified domestic energy assessor by the end of 2021, adding this to my list of services.

Is an EPC certificate a legal requirement?

Yes, since 2007, if you are building a new property, selling your property or renting out your property. You do not have to renew the EPC everytime you change a tenant, only once every ten years.

There are some exceptions:

  • Places of worship
  • Holiday accommodation and residential buildings used less than 4 months a year
  • Industrial sites and workshops
  • Buildings that are to be demolished
  • Buildings intended to be used for less than 2 years
  • Stand-alone buildings with less than 50 square metres of useful floor space.

Question I get asked, I have live in my house for 20 years, do I need a EPC? The answer is no, unless you want move, you will need an EPC before you can start to sell your property.

How much does it cost to get an energy performance certificate?

EPC's are not expensive, especially when a plumbers' call out fee is double. You should expect to pay between £45 and £60 as long as the assessor is local to Doncaster, you may require to pay a little more if you are out of town, visa versa.

How do I get a copy of my EPC certificate?

If you do not have a copy of an EPC for your property, you may be able to access a copy online, if one already exists. If you are in England or Wales, you can enter your postcode into the Landmark register. To check whether an EPC already exists for a property in Scotland see the Scottish EPC Register.
